What you can really buy, which area fits your life, and the costs nobody warns you about — before you spend a single dollar.
Good job, savings in place, tired of renting — and completely lost in a housing system nobody has explained to you. In plain words. In your language.
When you know the rules and the areas, you make better choices — and you don't overpay. Vamos, let's go.

My first jobs were in warehouses. I learned the language. I learned the system — first at a bank, explaining money to people who were scared of it, and then as a REALTOR®.
So when you feel lost in a new city, I know that feeling. And I know the way through. I explain every detail until it makes sense — in English or in Spanish.
I walk every buyer through my Protected Purchase process — every step explained until it makes sense, in English or Spanish. I won't let you buy a home unprotected.
We start with a mortgage broker, so we look at the right homes.
You see every home with the facts, and you score it yourself on the spot.
Before every offer, I show you the home's value with the numbers behind it.
You tell me “until here,” and we stop. I never need to know your number.
At least one condition in every offer — even a cash offer. Always.
I walk the home with the inspector, and we read the report together.

The feel, how you get around, and the one thing a local would warn you about.

Neighbourhood streets, local shops, and transit close by. Condos, townhomes and older houses.
New zoning near Rupert and Renfrew stations allows taller buildings. Expect construction for years.
Close to the Fraser River, the airport, and fast transit downtown on the Canada Line.
Tall new towers planned around Marine Drive Station. Expect cranes.
Busy, new, with a lot within walking distance. Central Park, Metropolis, SFU and BCIT nearby.
Burnaby isn't always cheaper than Vancouver. Brentwood is planned to grow about 5 times bigger by 2041.
Mountains, trails and the ocean — with a commute you have to plan around.
The bridges. No SkyTrain to the North Shore. Test the commute at rush hour before you buy.
